Committee of Adjustment

That the minutes of Committee of Adjustment Meeting Number 2025-05, held on Monday, April 28, 2025 be approved.

That minor variance application, File Number D13-021-2025, for the property located at 1352 Turnbull Way to construct a new 24 square metre deck, be approved, as described below: Variance Number 1: Minimum Rear Setback- Decks and Porches (Height greater than 1.2 metres) By-Law Number 2022-62:4.20.4.5 Requirement: 4.0 metres Proposed: 3.35 metres Variance Requested: 0.65 metres; and That approval of the application be subject to the conditions attached as Exhibit A (Recommended Conditions) to Report Number COA-25-046.

That the agenda be amended to include the addendum, and as amended, be approved.

Recommendation: That the application for permission, File Number D13-023-2025, for the property located at 1658 Daylan Avenue to permit the expansion of an existing elevated deck, be Approved; and, That the application for minor variance, File Number D13-023-2025, for the property located at 1658 Daylan Avenue to permit the expansion of an existing elevated deck, be approved, as described below: Variance Number 1: Maximum Surface Area for a Deck By-Law Number 2022-62: Table 4.20.4.1 Requirement: 30 square metres maximum Proposed: 38 square metres Variance Requested: 8 square metres; and, That approval of the application be subject to the conditions attached as Exhibit A (Recommended Conditions) to Report Number COA-25-049.

Recommendation: That minor variance application, File Number D13-017-2025, for the property located at 495 Taylor-Kidd Boulevard and 1429 Demers Avenue to vary the driveway width and planting strip provisions to support the construction of the proposed EMS and Fire Station, be approved, as described below: Variance Number 1: Maximum driveway width By-Law Number: 2022-62 7.4.10.2 Requirement: 9.0 metres Proposed: 16.8 metres Variance Requested: 7.8 metres; and Variance Number 2: Planting strip between sidewalk / walkway and parking lot By-Law Number: 2022-62 15.3.2.2 Requirement: 3.0 metres Proposed: 0 metres Variance Requested: 3.0 metres. That approval of the application be subject to the conditions attached as Exhibit A (Recommended Conditions) to Report Number CAO-25-041.

Recommendation: That minor variance application, File Number D13-024-2025, for the property located at 155 Union Street to construct a new four-unit house at a reduced rear lot line setback for the rear wall, be approved, as described below: Variance Number 1: Maximum Building Depth By-Law Number 2022-62:11.6.1.12(b) Requirement: Despite (a), the rear wall of the principal building must not be closer than 7.5 metres to the rear lot line. Proposed: 4.3 metres Variance Requested: 3.2 metres; and That approval of the application be subject to the conditions attached as Exhibit A (Recommended Conditions) to Report Number COA-25-046.
